I was an owner-'landlord' with Management One for 32 years. They managed my rental property in Sunnymead Ranch starting in 1989, until they sold it for me in May 2021. I live in Texas, and from the time I handed it over to M-1 to the time I sold it, I never had to return to check on it, though they sent me photos and an inspection report each year. They were excellent at keeping the property occupied and the rent being paid. The average tenant was there for 2 or 3 years. Their rehab department never took more than about 7-10 days to rehab the house after each tenant moved out, and got it ready for the next renter.
In 32 years, I only had one deadbeat tenant. That person was capable of paying but chose not to. I blame Governor Newsom for that. His eviction moratorium convinced people they just didn't need to pay the rent. Once the Courthouse reopened, M-1 took care of the eviction in no time. Ron, the CEO, spent time with me on the phone discussing market conditions and advising me about various aspects of both continuing to rent, or to sell, as well as other things related to the market.
Cheri, the President, did the same, and assisted me with advice on local and state regulations, evictions, sales, and tax documents. Steve in Rehab always did a fantastic job. After I decided to sell, he got the property spic-and-span and got everything repaired and ready for market, like he had always done between each tenant. He sent me photos for my review.
The property was sold through First Choice Investments. Krissia Pena did a fantastic job. I was happy I didn't need to go to CA and just did all the docs electronically. She advised me the difference in prep between a re-rent and a sale, and saved me lots of money on prep. Krissia advised me on what price to set. We got 27 showings and 10 offers the first day on the market. We accepted an increased offer and the home sold on Day Two for $40K more than the listing price (it was already aggressively priced). I just agreed with everything Krissia suggested...it was like being married to her! (lol) It all turned out great. If I ever choose to own investment property again, I'll call First Choice Investments and Management One.
