2. Market your property.

3. Residents must pass our 9-point screening system.
- We thoroughly screen all our residents, including verifying their current and previous rental history, current employment, and other relevant information.
4. Prepare the lease and legal documents.
- Our attorneys review all our legal documents to make sure we are using the most current legal documents, protecting you and Management One from possible litigation.
5. Collect the rent and security deposit.
- Rent is due on the 1st and delinquent on the 5th. If a resident is late, we serve a 3-day notice on the 6th and keep you informed until they make payment. Security deposits are held in a non-interest-bearing trust account until the time of move-out.
6. Maintenance repairs with fixed pricing and no markup to Management One.
- We have fixed pricing on over 600 items in a property that contractors agree to before doing work on your property. This reduces repair costs significantly, and with our licensed, bonded, and insured vendors, you can count on both quality and savings.
7. Inspect the exterior monthly with a photo you can view on your phone.
- We provide a monthly inspection and photo of your home's exterior to ensure residents maintain the property per their lease. If there is a violation, you will be notified with before-and-after photos via email.
8. Annual inspections of the interior and exterior.
- Each year, we provide a detailed report, up to 20 pages in length, with photos that cover the condition of both the interior and exterior, along with recommendations. This provides the necessary information to determine if the resident is eligible for a lease renewal.
9. Evict the resident if necessary, and Management One pays for it.
- In the unlikely event that a resident must be removed, we will cover the eviction costs and coordinate the process (up to $2,000 with our full-service plan). Our eviction rate, however, is less than 0.5% across the thousands of homes we have managed.
