Can I Do My Own Maintenance Repairs?

Yes — but it depends on whether your property is vacant or occupied.

🏠 When the Property Is Vacant

Here’s how it works:

  • We inspect the home and give you a written estimate with prices for each item.
  • You can choose:
    • ✅ Do all the repairs, painting and cleaning yourself, or
    • 🔨 Have us handle everything for you.
  • If you do the work, you or your contractor must complete all repairs and cleaning.
    (We can’t split the job — too many people involved causes delays.)
  • If we do the work, you’ll approve the price, send funds, and we’ll complete repairs fast — about $1,000 in repairs each business day.
  • Remember: Vacancy is expensive! Every empty day can cost $100–$150 in lost rent, which can add up to $3,000 or more in just 20 days.
🧍 When the Property Is Occupied

Once a resident lives in the property, Management One must handle all repairs.
Here’s why:

  • 🕒 Speed matters! If repairs aren’t done quickly and correctly, residents move out 7 times faster.
  • 📅 We can’t control your or your contractor’s schedule, which can cause confusion and delays.
  • ⚠️ Liability risk: If a repair goes wrong and your contractor isn’t properly licensed or insured, you could be held responsible as your insurance may not pay.
