  • 🏠 Rental or mortgage history – to see how they’ve cared for past homes.
  • 💳 Credit and FICO score – to check financial responsibility.
  • 🧮 Debt-to-income ratio – we look beyond credit scores to be sure they can comfortably make rent payments consistently.
  • Renters can apply online 24/7, 365 days a year right from their phone.
After They’re Approved
  • The renter has 24 hours to pay a one-month holding deposit.
  • They must provide proof of renters insurance (policy declaration page).
  • They must transfer all utilities into their name and show proof before move-in.
  • Every renter attends a 20-minute welcome session with our leasing team — explaining what we handle and what they are responsible for so everyone is clear from day one.
